What Is Manufactured Housing?
Modern manufactured homes are high-quality, durable homes constructed entirely inside a controlled factory environment in compliance with strict federal HUD codes. Because the factory building process eliminates weather delays and material waste, these homes are dramatically more affordable than traditional site-built homes—costing a fraction of the price while offering equal structural integrity. Furthermore, our homes are highly energy-efficient and come fully equipped with comprehensive weatherization features (like specialized insulation and caulking) to protect families from extreme weather while keeping monthly utility bills exceptionally low.
Do I Own The Land Or Just The Home?
Our program focuses on a long-term stability model. Dakk Ministries utilizes grant capital and organizational funds to purchase the manufactured homes outright on real estate lots we already own or acquire within established communities, such as Holly Lake Ranch. We then transition these properties into affordable, stable rentals. Because there is no underlying mortgage on the physical structures, we are able to insulate our residents from speculative market inflation and keep long-term rental rates capped at predictable, income-adjusted levels.
What Financing Options Are Available For Low-Income Families?
We eliminate the high-interest debt bottlenecks that traditional buyers face. Since Dakk Ministries secures upfront capital to purchase these assets , we can provide low-income families, single parents, and at-risk individuals with deeply subsidized, below-market rental rates.
How Long Does The Process Take From Inquiry To Move-In?
By utilizing manufactured housing rather than traditional construction, we completely bypass the standard bottlenecks of municipal zoning delays, material shortages, and protracted multi-year builds. Our dedicated in-house team—including certified general contractors, legal advisors, and property managers—streamlines the site preparation, foundational pouring, and hookup installations internally. This allows us to bring properties from procurement to live-in readiness rapidly, typically executing site preparation and home placement within a 6-to-9-month window from the start of a project cycle.
Who Is Eligible For This Housing Program?
Our primary mission is to prevent homelessness and build generational stability for vulnerable populations within East Texas. Our core eligible demographics include low-income wage earners (such as service, retail, and manual labor sectors) whose income has not kept pace with inflation, as well as families currently spending over 50% of their gross income on housing.
Honoring Our Veterans: In deep gratitude for their service, Dakk Ministries actively reserves a portion of our newly developed housing units specifically for homeless or at-risk military veterans, providing them with priority placement and dedicated support.
